Making Sense of the Dunearn Green Pricing Outlook

No official price exists for Dunearn Green — the list appears at launch. But the market has already spoken in outline: independent analysts quoted at the land award projected launch pricing in the low-$3,000s psf, with one estimate around $3,200 to $3,300. Here is how to think about those numbers.

Start with the land: $1,625 psf per plot ratio. Add construction (elevated in recent years), financing, marketing and the developer's margin, and the low-$3,000s projection is arithmetic, not optimism. This is also why the projection carries credibility — it is anchored to a transparent, public land cost.

Translate psf into quantum, because quantum is what you actually pay. At an illustrative $3,100 psf, a 700 sqft two-bedder is about $2.17 million; a 1,000 sqft three-bedder about $3.1 million. Against those figures, the BSD tiers and any ABSD become significant line items — a second-property citizen buyer at $3.1 million faces $620,000 of ABSD alone.

Sanity-check against neighbours. Fourth Avenue Residences — the last major completed launch on this stretch — recorded a median around $2,551 psf in resale during 2025. A gap between that and a new-launch low-$3,000s is normal: new 99-year lease, new product, and a precinct being re-rated by the master plan. The real test arrives when Dunearn House launches next door and sets the precinct's first primary-market benchmark.

The honest conclusion: treat every figure here as context, not commitment. Actual pricing may differ materially, and the only numbers that matter are on the official list. Registrants receive that list first — with direct developer pricing and no buyer commission.
